Also included in the base rental rates are all costs for common area maintenance, snow removal, building insurance, landscaping, etc. For the smallest suites, electricity is included at slightly higher rates, but in suites of 1,000 square feet or larger, utilities are typically separately metered.

Special features of Cummings Center's campus include its convenient, easy on/off access to Boston's famed Route 128, and its extraordinarily dynamic 72-acre campus, with two scenic ponds. There are literally thousands of large 10-foot wide windows in this historic complex. Until Boulder Dam was built, the main Cummings Center building was well-known to students of architecture as the largest reinforced-concrete structure in the world. It is also one of the very earliest buildings to incorporate the then brand new glass "curtain wall" method of construction.

The plentiful amenities at Cummings Center are a major reason why so many regional, national, and international firms have selected this huge complex for their business homes. On-site daycare is provided at a state-of-the-art, 125-child Bright Horizons child care facility. Just upstairs, hundreds of somewhat older students currently pursue undergraduate and graduate business degrees at the Cummings Center branches of North Shore Community College, Emmanuel College, Endicott College, and Lesley College!

Indeed, the amenity most often mentioned by people who work in Cummings Center is the great number of on-campus services. Full-sized branches of two major banks, and a wide variety of physician and dental practices serve the Cummings Center population, as well as the Beverly community at-large. There are 10 law firms and just as many accountants. Restaurants, hair stylists, postal annex, travel and insurance agencies, and a 25,000 square foot fitness club are popular destinations as well.

Another popular attraction is the one-mile-long fully-paved on-site walking trail around Upper and Lower Shoe Ponds. Including a 900-foot-long boardwalk and many scenic vistas with benches and historic markers, this trail in turn connects with a similar trail along the Bass River, which will eventually extend all around Beverly's picturesque harbor.

When United Shoe Machinery Corporation (USM) flourished in Beverly through most of the 1900s, it operated the very first factory-sponsored, state-chartered high school in the country. This was for young Beverly men who spent an extra year taking combined classes at Beverly High School and at USM. They would thus be qualified for lifetime careers at "The Shoe." United Shoe in its heyday was among the very "bluest" of the nation's blue chip firms.

In addition to physician and dental practices, numerous other on-site health services including three chiropractic clinics, and Orthopaedics Plus physical therapy, are available to all Cummings Center workers. The proximity to Beverly Airport, with its 5,000-foot runway, is a plus for many as well. More than 80 physicians make their primary offices in Cummings Center.

Before Cummings Center opened in 1996, United Shoe Machinery Corp. reportedly garnered more than 9,000 U.S. patents, creating a research center without equal during much of the last century. That reputation continues today with dozens of biotech, meditech and pharmaceutical research firms, along with some of Massachusetts' most prolific software developers. Cummings Properties offers fully built-out laboratory facilities, and is willing to invest in majority financing of facilities up to 40,000 square feet.
